Main Street Complex plc – Interim Results
Following last week's article detailing the performance of the S&P 500 index in 2025, it is worth devoting time to review the developments across the European equity markers in my last article of the year.
Financial Performance
On 10 August 2026, Main Street Complex plc published its interim financial statements covering the six-month period ended 30 June 2026.
Revenues slumped by 61% to €130,869 (H1 2025: €338,578), following the expiration of most tenants’ leases in March 2026 and the commencement of the renovation and refurbishment programme in April 2026.
Meanwhile, total operating costs eased by 13.1% to €171,041, reflecting lower operating expenses and a reduced depreciation charge, while administrative and other costs were in line with the corresponding period. EBITDA collapsed by 98% to €4,059 (H1 2025: €195,925) and the EBITDA margin fell to 3.1% from 58%. Main Street Complex reported an operating loss of €40,172 (H1 2025: operating profit of €141,866).
After accounting for minimal finance costs and a tax charge of €966, the loss for the period amounted to €41,559 (H1 2025: net profit of €89,518).
The Statement of Financial Position as at 30 June 2026 shows that total assets stood at a marginally lower level of €10.6 million, almost entirely composed of property, plant and equipment of €10.4 million, alongside a cash balance of €0.17 million (31 December 2025: €0.72 million).
Total liabilities declined by 5.3% (or €0.07 million) to €1.20 million on lower trade and other payables, with the company remaining free from any borrowings. Total equity edged 0.4% lower to €9.44 million on the back of the loss for the period, translating into a net asset value per share of €0.487 (31 December 2025: €0.489).
The company explained that the renovation works, estimated to cost around €880,000, are being financed from accumulated cash balances and bank credit facilities made available to it.
Outlook
In their commentary, the Directors explained that the company is focused on completing the works at the complex during the current year. The Board remains confident that the revamp of the complex, together with the opening of Little Greens, will enhance its appeal, attract new tenants to the remaining lettable spaces and drive increased footfall.
